Student housing remains an excellent investment vehicle, as fall 2023 enrollment at the top 175 universities was up approximately 0.6% from one year prior, and the August 2023 occupancy rate among student housing communities in proximity to those schools was 150 basis points higher than the average fall occupancy rate in the five years preceding the pandemic.
